How to treat and prevent black mold in Dubai villa?« Back to Previous Page

We've lived in our villa in Mirdif for two years and just noticed a patch of black mold in the back corner of the master bedroom closet. It's on the interior wall that faces outside, and the room always feels a bit damp even with the AC running constantly. What's the best way to get this properly treated and what can we do to stop it from coming back, especially with the humidity returning soon?

Based on your description of the location, the persistent dampness, and the upcoming humidity, this is a classic case in Dubai villas, especially in areas like Mirdif. That black patch is likely just the visible tip of the problem. The wall cavity could be harboring more growth.

The absolute first step is a professional inspection. We need to identify the moisture source. In your case, it's likely one of two common UAE issues: a tiny crack in the external wall allowing humid air infiltration, or more critically, a breach in the internal AC drainage system causing condensation within the wall. DIY cleaning is not advised as it can aerosolize harmful spores.

For proper remediation, a certified company like ours follows a strict protocol aligned with IICRC S520 standards. This involves isolating the area with containment barriers, using HEPA-filtered negative air machines to prevent cross-contamination, safely removing the affected drywall/insulation, and then thoroughly HEPA vacuuming and sanding the framing. All contaminated materials are bagged and disposed of according to Dubai Municipality guidelines.

To stop it from coming back, the moisture source MUST be fixed. This could mean repairing the external wall sealant or fixing the AC drain line. After remediation, we apply an EPA-approved antimicrobial solution to the studs and recommend installing a dehumidifier system, which is almost essential for villas here, to maintain humidity below 50%.
