How to fix AC leak causing black mold in closet?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in our master bedroom closet, and now I’m finding these small black speckles on the back wall and on some of our shoes. We’ve lived here for 2 years and just noticed this, probably because the humidity has been so high lately. I’m really worried it’s black mold and that it’s spreading where I can’t see it.
What’s the most effective way to not only clean this up but also fix the root cause with the AC to make sure it doesn’t come back?

Based on your description, this is a classic case of AC condensate drain line or drip pan failure, exacerbated by Dubai's high ambient humidity. The black speckles are almost certainly microbial growth, commonly referred to as "black mold," which thrives in the persistent dampness from the leak.
The most effective approach is a two-part process: remediation and root cause correction. First, do not attempt to clean this yourself. Disturbing the mold can aerosolize spores, spreading the contamination to other areas of your apartment. The affected drywall and carpet backing are likely compromised and may require professional removal and replacement to eliminate the colony entirely. Second, the AC unit must be serviced by a certified HVAC technician to address the root cause. The primary culprits are typically a clogged condensate drain line or a cracked/overflowing drain pan. The technician will need to clear the blockage, ensure the drain line has a proper P-trap and slope, and verify the pump (if equipped) is operational. Simply wiping the visible mold will be a temporary fix; the moisture must be stopped permanently. Given the climate, where AC runs year-round, this issue will recur without a professional fix. We strongly recommend a certified mold inspection to assess the full extent of the hidden growth within the wall cavity and to perform safe, compliant remediation.
