Black mold from leaking AC: clean myself or call pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of weeks, and now I’ve spotted this black, fuzzy patch spreading on the wall behind the unit. It’s gotten bigger since last weekend and the room has a really damp smell. Is this something I can clean myself with bleach, or do I need to call a professional company to deal with it?

Based on the description of a recurring leak, visible black fungal growth that is actively spreading, and a persistent damp odor, this is a situation that requires professional assessment and remediation. In Dubai's climate, where high humidity and year-round AC use create ideal conditions for mold, a minor leak can quickly escalate into a significant contamination issue.

Attempting to clean this yourself with bleach is not recommended. Bleach is ineffective on porous surfaces like drywall and gypsum board, as it only bleaches the surface mold while leaving the root structure intact. It also introduces excess moisture and can release a high volume of harmful spores into the air during scrubbing, potentially spreading the contamination to other areas of your home. Furthermore, improper handling poses health risks from exposure to mycotoxins.

UAE regulations and best practices, such as those outlined by the Dubai Municipality, emphasize the importance of proper containment, removal of affected porous materials, and use of professional-grade biocides and HEPA filtration to ensure complete eradication and prevent recurrence. The leak source from the AC unit must also be identified and repaired by a qualified HVAC technician to solve the root cause.

For a confirmed, spreading case like this, a professional inspection is critical. Our certified team at Saniservice can conduct a thorough assessment, including moisture mapping and air quality testing, to determine the full extent of the problem and execute a safe, effective remediation protocol.
