Can I clean AC mold myself or call a professional?« Back to Previous Page

Our AC unit in the bedroom has been leaking a bit for a couple of weeks and now I’m seeing these small black spots forming on the wall behind the curtain. It’s been so humid lately that the musty smell is really strong in there. Is this something I can clean myself with bleach from the supermarket, or is it time to call in a professional for a proper mold inspection?

Based on the symptoms you've described—leaking AC, visible black spots, and a persistent musty odor—this is a situation that strongly warrants a professional mold inspection. In Dubai's high-humidity climate, AC units are a primary source of condensation, creating the perfect environment for mold growth, particularly the problematic Stachybotrys chartarum (black mold) which your description suggests.

While a superficial wipe with a supermarket bleach solution might remove the visible stain on the surface, it is a temporary and ineffective fix. Bleach does not address the root cause, cannot penetrate porous materials like drywall to kill the hyphae (roots), and its high water content can actually feed the mold colony, leading to a quicker regrowth. More critically, the leak indicates a moisture problem within the AC system itself, likely in the drip pan or condensate drain line, which requires specialized equipment to access, diagnose, and remediate.

Attempting a DIY clean can also inadvertently agitate and aerosolize toxic mold spores, significantly worsening indoor air quality and potential health risks. Dubai Municipality has guidelines for indoor air quality and building maintenance that emphasize addressing moisture sources properly.

For a comprehensive solution, a professional inspection is essential. We use moisture meters, thermal imaging cameras, and specialized tools to identify the exact extent of the infestation and the source of moisture. This is followed by a protocol for safe containment, removal of contaminated materials, and antimicrobial treatment to ensure it does not return.

For a certified inspection and remediation plan, I recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment.
