Should I tell my landlord about black mold immediately?« Back to Previous Page

The AC in my apartment seems to be constantly running, but I just found a big patch of black mold along the wall behind our bedroom wardrobe. We've lived here for 2 years and just noticed it when we moved the furniture to clean. It's the wall that faces the outside of the building. Is this something I should contact my landlord about immediately, or is there a DIY cleaning solution I should try first for something like this?

Yes, you should contact your landlord immediately. In the UAE, particularly in Dubai's climate, black mold is a serious health and structural concern that requires urgent professional attention, not a DIY approach.

The location you describe—behind a wardrobe on an exterior wall—is a classic indicator of a condensation issue. The constant running of your AC, combined with the thermal bridging of the external wall, creates a cold surface where moisture from Dubai's humid air condenses. This trapped, damp environment behind the furniture is the perfect breeding ground for mold. Attempting to clean it yourself with surface solutions like vinegar or bleach is highly inadvisable. This will only address the visible growth, not the underlying moisture source, guaranteeing rapid regrowth. More critically, improper cleaning can aerosolize the spores, spreading them throughout your apartment and potentially causing severe respiratory issues, allergies, or other health problems for you and your family.

Under UAE tenancy laws, landlords are responsible for maintaining the property's structure and ensuring it is habitable, which includes addressing issues like penetrating dampness and mold resulting from building envelope defects. You must notify them in writing immediately. We strongly recommend you insist on a professional mold inspection from a certified company like Saniservice. Our experts use thermal imaging cameras to pinpoint the exact moisture source and conduct air and surface sampling to identify the mold species and concentration levels. This technical report is crucial for your landlord to understand the severity and for directing the proper remediation protocol.

For immediate advice and to schedule a comprehensive inspection, please call us at 800-MOLDS or email hello@saniservice.com. Do not delay, as this situation will only worsen.
