Is my landlord responsible for shower mold repair?« Back to Previous Page

The grout between the tiles in my JBR apartment's master bathroom shower has been turning black for the past couple of months, and no matter how much I scrub, it just comes back. It's definitely mold, and I'm starting to notice a damp smell in the linen closet on the other side of the same wall. Who is responsible for fixing this kind of thing—am I supposed to handle the cleaning myself, or is this something I need to get my landlord to take care of?

Based on the symptoms you've described—recurring black grout and a damp smell permeating an adjacent closet—this is not a simple surface cleaning issue. This indicates a persistent moisture problem, likely stemming from a breach in the shower's waterproofing membrane or a leaking pipe within the wall cavity. In Dubai's high-humidity climate, especially with year-round AC use creating significant temperature differentials and condensation, such hidden moisture sources rapidly lead to systemic mold growth.

Under UAE tenancy law, specifically Law No. (26) of 2007, the landlord is fundamentally responsible for maintaining the property's structure and ensuring it is habitable. This includes the integrity of all main building systems: plumbing, waterproofing, and ventilation. Since the issue is recurrent and has progressed beyond the shower surface to affect an internal wall, it falls squarely under the landlord's obligation to investigate and remediate the root cause. Surface cleaning is a tenant's responsibility, but repairing failed waterproofing or leaking pipes is not.

You must formally notify your landlord or property management company in writing, detailing the problem and its spread. We strongly advise against attempting DIY fixes, as improper handling can aerosolize spores and exacerbate contamination.

For a definitive assessment, a professional inspection is critical. Our certified team at Saniservice uses moisture meters, thermal imaging, and air quality testing to pinpoint the exact moisture source and extent of mold growth behind the tiles and within the wall, providing a report that can be used to formally request repairs from your landlord.
