Is my landlord responsible for black mold remediation?« Back to Previous Page

We've lived here for 2 years and just noticed a big patch of black mold starting to grow behind our wardrobe in the master bedroom. It's on the exterior wall and the paint is starting to bubble. The AC has been running constantly to fight the humidity, but it's clearly not enough. Am I responsible for cleaning this, or is my landlord in Al Barsha required to fix the cause and handle the remediation?

Based on the UAE Civil Code and standard tenancy contracts in Dubai, the responsibility for black mold remediation depends on the root cause of the issue. If the mold growth, as you've described on an exterior wall with bubbling paint, is a result of a structural defect, pre-existing dampness, or a fault in the building's construction that allows water ingress, then the financial responsibility for both repairing the cause and the subsequent remediation falls squarely on the landlord.

However, the situation in Al Barsha is often complicated by the extreme climate. Year-round AC operation is essential, but if the unit is undersized, not properly maintained, or if humidity levels inside the apartment are not adequately controlled through tenant behavior (e.g., ventilating bathrooms, using exhaust fans), the tenant may be found liable for the resulting condensation and mold growth.

Given the visible extent of the growth behind the wardrobe, a professional inspection is absolutely critical. A certified mold assessor can determine the precise moisture source—whether it's an internal condensation issue or an external leak—which legally dictates responsibility. They will use moisture meters and thermal imaging to pinpoint the cause and provide a definitive report for your landlord.

Do not attempt to clean this yourself, as improper handling can aerosolize toxic spores. For a proper assessment and to understand your rights, I recommend you contact our team at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide the technical report needed to resolve the liability question with your landlord and execute the necessary, safe remediation protocol.
