How to treat AC condensation mold on closet ceiling?« Back to Previous Page

The ceiling in our master bedroom closet has these black splotches that just appeared over the last couple of weeks. We live in a villa in Springs and I think it might be from the constant AC condensation, but I'm not sure. What's the most effective way to treat this ourselves before it gets worse?

Based on the symptoms you've described, this is a classic case of mold growth due to AC condensation, a very common issue in Dubai villas, particularly in areas like Springs with high humidity levels year-round. The black splotches are likely Cladosporium or Stachybotrys, which thrive in the damp, poorly ventilated environment of a closet.

The most effective initial treatment involves a multi-step process. First, address the moisture source. Inspect the AC unit's condensate drain line for blockages and ensure the drip pan is not overflowing. Second, for the mold itself, do not simply paint over it. Wear an N95 mask and gloves. Scrub the affected area with a solution of detergent and warm water. After cleaning, apply a dedicated EPA-approved fungicidal disinfectant, not bleach, as bleach does not prevent regrowth and can damage porous surfaces.

However, this is a temporary fix. The porous nature of ceiling drywall means microscopic hyphae (root structures) penetrate deep into the material, making complete DIY removal nearly impossible. Furthermore, UAE regulations, particularly from Dubai Municipality, often require professional assessment and remediation for health and safety compliance, especially if the area is larger than a few square feet.

Given the climate, the problem will almost certainly recur without addressing the underlying humidity and ventilation. For a permanent solution, we strongly recommend a professional inspection. Our certified team at Saniservice can conduct a thorough assessment using moisture meters and thermal imaging to find the exact source of the condensation, safely remediate the affected area with industrial-grade HEPA filtration, and provide solutions to prevent recurrence.
