Mold inspection needed for Dubai apartment wardrobe?« Back to Previous Page

Our bedroom wardrobe on the outside wall has developed a bunch of black spots, and we only noticed it after pulling out the winter clothes. We’re in an older building in Jumeirah and I’m worried the recent humidity made it worse. Is it worth getting a professional mold inspection done here in Dubai, and roughly how much should I expect to pay for a two-bedroom apartment?

Mold growth on an exterior wall wardrobe in an older Jumeirah building is a common issue here, primarily driven by the high humidity and temperature differentials. The exterior wall is likely colder than the interior air, causing condensation to form inside the wall cavity, which then provides the moisture mold needs to grow on organic materials like wood, dust, or fabric. A professional inspection is strongly recommended in this scenario.

The inspection will identify the moisture source—whether it's condensation, a hidden pipe leak, or compromised building seals—and assess the extent of the growth, including inside the wall cavity which you cannot see. In Dubai, relying on a company with a certified indoor environmental professional and its own microbiology lab is crucial. They will use tools like thermal imaging cameras to find dampness and take air and surface samples for lab analysis to identify the mold species, which determines the health risk and required remediation approach.

For a two-bedroom apartment inspection that includes a detailed visual assessment, moisture mapping, and lab testing, expect a range that reflects the depth of analysis. The value is in the diagnostic data, which prevents unnecessary demolition and ensures the remediation plan actually solves the root cause. Addressing this now is key, as the humid summer months will only exacerbate the problem.
