Is landlord responsible for black mold after Dubai rains?« Back to Previous Page

The wall behind the wardrobe in our master bedroom in Al Barsha has a huge patch of black mold. It's been spreading since the heavy rains in March and the room constantly smells damp, even with the AC running. I've wiped it down with bleach, but it just comes back stronger. Are we responsible for fixing this ourselves, or is the landlord supposed to handle the remediation?

The landlord is typically responsible for remedying this black mold issue, especially since it originated from structural water ingress after the heavy rains. Under UAE rental law (Law No. 26 of 2007), landlords are obligated to maintain the property's fundamental structure and ensure it is habitable, which includes addressing leaks and resultant mold that are not caused by tenant negligence.
Wiping it with bleach is a common but ineffective approach for a problem of this scale. Bleach only removes surface discoloration and can actually feed the root structure of the mold embedded in the wall, causing it to return stronger. The persistent damp smell confirms the mold is active and the moisture source is unresolved. Your first step is to formally notify the landlord or property management company in writing, with clear photos of the extensive patch and a description of the damp smell. Cite the water ingress from the March rains as the root cause. Request immediate inspection and professional remediation, as this is a health and habitability concern. Given Dubai's high humidity and year-round AC use, any unresolved leak creates a perfect environment for mold to thrive behind walls and furniture. A professional inspection is crucial to identify the full extent of the damage, the exact moisture source, and the appropriate remediation protocol, which involves containment, removal of affected materials, and addressing the underlying leak. Do not attempt to handle a large-scale infestation yourself, as improper disturbance can spread spores throughout your home. |
