How to clean and prevent AC leak mold?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in our third bedroom, and now I'm seeing these small black spots in the corner near the vent. It’s our guest room so we don’t go in there often, but the smell is really damp and earthy when you open the door. What’s the best way to clean this up and stop it from coming back for good?

The black spots are likely mold growth fueled by the AC condensate leak and Dubai's high humidity. The damp, earthy smell confirms active microbial growth. For a small affected area (under one square meter), you can clean it yourself by first fixing the leak.

The primary step is stopping the water source. Contact your building maintenance to clear the AC drain line, which is likely clogged with algae or dust, a very common issue here. Once the leak is fixed and the area is completely dry, scrub the moldy spots with a solution of detergent and water. Wear an N95 mask and gloves during cleaning to avoid spore inhalation.

However, if the carpet underlay or drywall behind the skirting board is wet, the mold growth is likely more extensive than what's visible. Porous materials that have been wet for over 48 hours often need professional removal to prevent regrowth. The damp, closed-room environment has allowed the problem to develop unseen.

To prevent recurrence, ensure the AC unit is serviced regularly to keep the drain line clear. Run a dehumidifier in that room for several days after cleaning to remove all residual moisture from the air and building materials. For a persistent damp smell or if you suspect hidden growth behind walls, a professional inspection with moisture meters and possibly air or surface testing is recommended to assess the full scope. In many cases here, the visible mold is just the surface indicator of a larger moisture problem.
