How to fix AC drip and mold in Jumeirah Park?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Park has been dripping a bit of water onto the carpet below for maybe a week, and now I’m seeing a small black patch of mold starting to form on the baseboard. I’ve wiped it with bleach, but I’m worried it’s just going to come back. What’s the best way to fix the damp carpet and stop the mold for good?

The water drip is the primary issue that must be fixed to stop the mold. In Dubai's high humidity, a constantly damp carpet and baseboard create an ideal environment for mold to return, even after surface cleaning with bleach.
First, address the AC leak. The most common causes are a clogged condensate drain line or a disconnected drain pan. Turn the AC off at the breaker. Check the PVC drain pipe near your outdoor unit for a blockage; it can often be cleared with a stiff brush or a wet/dry vacuum. If the drain pan under the indoor unit is cracked or misaligned, that will require a technician's repair. Simply wiping the mold is a temporary fix; the moisture inside the carpet pad and wall cavity is the real problem. For the affected area, the damp carpet and underlay must be lifted and professionally dried. If the mold has penetrated the baseboard or drywall, those materials are likely compromised and should be carefully removed and replaced to prevent spores from spreading. Bleach only removes surface discoloration on porous materials and does not address the root moisture or hidden growth. Given the location in a bedroom, a professional inspection is advised to assess the full extent. They use moisture meters and thermal cameras to find hidden dampness you can't see. For a permanent solution, the AC must be repaired, all wet materials dried or replaced, and the area treated with EPA-approved antimicrobials, not bleach. Afterwards, ensure good ventilation and consider using a dehumidifier to maintain humidity below 50%, which helps prevent recurrence in our climate. |
