Should I contact my landlord for black mold in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed what looks like black mold spreading on the back wall of our walk-in wardrobe. It's been incredibly humid the last few weeks and I think it's coming from the AC unit's vent in that room. What's the best way to get this professionally treated here in Dubai, and should I contact my landlord first or get an inspection myself?

Yes, contact your landlord first. Your tenancy contract in Dubai typically places the responsibility for structural maintenance and repairs, which includes addressing mold caused by AC issues or building envelope leaks, on the property owner. Notifying them in writing with clear photos is the correct first step to formally document the issue and initiate the resolution process.

Given that the mold is spreading on a wall and potentially linked to the AC vent, this is not a minor surface issue. The persistent high humidity, especially during summer months, causes condensation within AC systems and on cold walls, creating the perfect environment for mold growth behind surfaces. A professional inspection is strongly recommended to determine the exact moisture source—whether it's a blocked AC drain pipe, poor insulation, or a leak from another unit.

For a case like this, the remediation process should be evidence-based. The landlord should arrange for a certified inspector to conduct a moisture survey and potentially take air or surface samples for lab analysis to identify the mold type and concentration. Proper remediation involves containing the area, removing affected materials, correcting the moisture source (e.g., cleaning the AC drain line, improving ventilation), and thoroughly drying the structure before repairs. Simply wiping the visible mold away is ineffective and will lead to recurrence. The goal is to fix the root cause, not just the symptom.
