AC mold causing illness: landlord responsible for fixing?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing out a faint damp smell, and for the last couple of weeks, both my husband and I have had this persistent stuffy nose and itchy eyes that won't go away. I just pulled the air filter out and the plastic housing behind it is covered in black and green spots. What kind of doctor in Dubai should we see to get checked out, and is this something our landlord is legally required to fix?

In Dubai's humid climate, AC systems are prone to condensation that fosters mold growth, and the symptoms you describe—stuffy nose and itchy eyes—are a common reaction to its spores. The black and green spots visible in the unit are a clear indicator of a contamination issue.

For medical advice, start with a general practitioner or an allergist. They can assess if your symptoms are allergy-related. Be sure to inform them about the mold discovery in your AC, as this is a significant environmental factor. A diagnosis linking your symptoms directly to a specific mold type is complex and usually requires environmental testing first.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's fundamental systems, including air conditioning, in good working order. A mold-infested AC unit that is impacting tenant health typically falls under this obligation. Your first step is to formally notify your landlord or property management company in writing, with photos of the mold, and request immediate remediation.

Do not attempt to clean significant mold growth yourself, as improper handling can disperse spores. A professional inspection and lab testing are needed to identify the species and extent of the problem, which provides concrete evidence for your landlord. If they are unresponsive, you can escalate the matter to the Rental Disputes Center (RDC) in Dubai. Document all communication and consider getting a professional assessment to strengthen your case.
