Who is responsible for fixing black bathroom grout mold?« Back to Previous Page

The grout between the tiles in our JBR apartment's master bathroom shower has been turning black for a couple of months now, and the musty smell is getting stronger no matter how much I clean. We’ve been here for almost a year and it’s definitely gotten worse since the humidity spiked. Is this something I need to fix myself with a specific product, or is the building owner responsible for addressing the underlying ventilation or sealing issue?

Black grout mold in bathrooms is almost always due to a moisture problem. In a JBR apartment, the high humidity and constant air conditioning use create a perfect environment for it.

Your responsibility as a tenant is typically surface cleaning and maintenance. The building owner or management is generally responsible for the structural integrity and proper functioning of the building's systems, which includes the ventilation in your bathroom. If the extractor fan is weak, broken, or non-existent, that is a landlord issue. Similarly, if the grout has failed or there is a leak within the wall allowing moisture penetration, that is also their responsibility.

First, document the issue with clear photos and a dated report of the persistent musty smell. Politely inform your building management or landlord in writing. Reference the worsening condition since the humidity increased, as this points to an inadequate ventilation system for Dubai's climate, not just a cleaning problem. They should assess the extractor fan's performance and the shower sealant's integrity.

While you wait for a response, you can manage it by running the bathroom fan for at least 30 minutes after every shower and wiping down wet surfaces. However, if the underlying ventilation fault isn't fixed, the mold will return. For a definitive answer on the moisture source, a professional inspection can identify if it's surface condensation or a hidden leak, which strengthens your case with the landlord.
