The AC in my apartment seems to be constantly leaking a little water onto the carpet in our third bedroom, and now I’m seeing a few small black patches in the corner. It’s our guest room so we don’t go in there often, but the air just smells damp and off. We’ve lived here for 2 years and just noticed this after the recent humidity spike. What’s the most effective way to clean this myself and who should I call to fix the AC leak to make sure it doesn’t just come back?

For small patches (under 1 sq. ft.), you can clean it yourself with a solution of white vinegar and water. Scrub the area, let it sit for an hour, then dry it thoroughly. Do not use bleach, as it doesn't kill the roots and can worsen indoor air quality. However, since the mold is on porous carpet and the leak is from the AC, this is likely a temporary fix. The moisture has probably seeped into the underpad and possibly the subfloor.

The priority is stopping the source. You must call a certified HVAC technician to repair the AC drain line or condensate pump. Simply wiping the water is not a solution; the system needs a professional fix to prevent recurrence.

Given the persistent leak over an unknown period, a professional inspection is strongly recommended. Mold spores from the carpet can become airborne and circulate through your AC to other rooms. A proper assessment involves moisture meters to check the walls and subfloor for hidden dampness that you cannot see. In many cases, the carpet and underlay must be removed to properly dry and treat the area.
