How to permanently stop mold in closet on outer wall?« Back to Previous Page

Our family villa in Jumeirah has a recurring mold problem in the master bedroom closet, especially on the outer wall. We just cleared it out a few months ago after the winter rains, but it’s already coming back as black spots on our shoes and bags, even though it's the middle of summer. I’m desperate to stop this cycle for good. Besides using a dehumidifier, what’s the most effective way to treat the wall itself to prevent the mold from returning year after year?

Recurring mold on an outer wall in a Jumeirah villa points to a persistent moisture source, typically from condensation due to the temperature differential between the air-conditioned room and the hot exterior wall. A dehumidifier addresses ambient humidity but not this specific thermal bridging issue.

The most effective permanent solution requires addressing the root cause. First, the wall must be stripped back to the bare block. All mold-infested plaster and insulation should be removed and the underlying blockwork professionally treated with an antimicrobial biocidal wash to kill the spores deep within the porous surface. Before replastering, applying a waterproofing slurry coating or tanking membrane to the interior side of the outer wall is critical to create a moisture barrier.

For the rebuild, use mold-resistant gypsum plaster. The final layer should be a high-quality, mold-inhibiting paint designed for humid climates. Ensure the closet is not overly packed, allowing for air circulation from the room's AC vent to reach the wall. In many older villas, the wall insulation itself may be compromised, making a professional inspection to assess its condition a worthwhile investment for a permanent fix. This process identifies if the moisture is solely from condensation or if there's a hidden leak from the roof or external cladding that needs sealing.
