AC leaking and mold on wall: DIY fix or call pro?« Back to Previous Page

The AC in our villa in Al Barsha seems to be constantly leaking into the wall behind it, and now we’re seeing a few small black spots spreading on the skirting board. It’s been like this for a couple of weeks since the humidity really kicked in. Is this something I can tackle myself with bleach and a scrub, or do I need to call in a professional mold inspection company to check what’s behind the wall?

A professional inspection is strongly recommended for your situation. The visible mold on your skirting board is likely just a small indicator of a larger problem inside the wall cavity, fed by the constant moisture from the AC leak. In Dubai's high humidity, mold can spread extensively behind drywall and insulation within days.

The primary action is to stop the moisture source immediately. Have an HVAC technician repair the AC condensate drain line or pan that is causing the leakage. Without fixing this, any cleaning is temporary.

While a small, surface-level patch might be manageable with detergent (avoid bleach, it doesn't prevent regrowth and can damage surfaces), your case involves concealed building materials. Disturbing it without proper containment can aerosolize spores throughout your villa. A proper assessment requires tools like moisture meters and borescopes to see inside the wall and determine the extent.

For a verified resolution, a professional inspection will identify the mold type and map the moisture damage. Reputable companies here provide a detailed report with lab analysis and a clear scope of remediation work, which is essential for effectively resolving the issue and preventing recurrence in our climate.
