How to inspect AC mold in closet from humidity?« Back to Previous Page

The AC in our villa in Mirdif has been leaking a bit, and now I'm seeing small black spots in the corner of my walk-in closet where the unit is. The humidity this summer has been brutal and I'm worried it's starting to spread before I even really noticed it. What's the first step I should take for a proper inspection to stop this completely?

The first step is to isolate the area to prevent spores from spreading. Close the closet door and seal the gap underneath with a towel. Visually inspect the black spots with a flashlight; active mold is often slimy or fuzzy, while old mold may be dry and powdery. A musty, earthy odor is a strong indicator of a current problem.

Given Dubai's extreme summer humidity and the AC leak, this is likely an active infestation. Do not attempt to clean it with bleach or household products, as improper treatment can aerosolize spores and worsen the problem. The leak must be addressed first by an AC technician to remove the moisture source, or the mold will return.

For a proper assessment, a professional inspection is recommended. A certified inspector will use moisture meters to quantify the dampness in the walls and air sampling to identify the specific mold species present. This is critical, as some types common in humid climates pose higher health risks. In the UAE, inspectors should follow DM guidelines and provide a detailed report with findings and remediation protocols. This evidence-based approach ensures the problem is fully resolved, not just temporarily hidden.
