Is landlord responsible for mold behind wardrobe in apartment?« Back to Previous Page

We've been living in our Jumeirah Village Circle apartment for about a year, and I just pulled out the wardrobe in the master bedroom to find a huge patch of black mold on the wall behind it. It's been humid lately and the wall feels damp. Is this something I need to handle myself, or is my landlord responsible for fixing the wall and replacing the furniture that was pushed up against it?

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property, which includes addressing issues like water infiltration and dampness that lead to mold. Since the mold is on the wall itself and you mention the wall feels damp, this strongly suggests an underlying moisture issue—likely from a leaking pipe, seepage, or inadequate insulation—which is the landlord's obligation to repair.

You should notify your landlord in writing immediately, as they are typically responsible for the remediation of the mold and the repair of the source of the moisture. For furniture, responsibility can depend on the cause; if the mold damage is due to the building's structural issue, you can request compensation. Document everything with clear photographs and a dated written communication.

Given Dubai's high humidity and reliance on AC, placing large furniture against external walls can create cold spots and trap condensation, accelerating mold growth. While the primary fix is the landlord's duty, once resolved, keep furniture a few inches away from walls to improve air circulation and help prevent recurrence. For extensive growth like you describe, a professional inspection is advised to identify the exact moisture source and ensure the mold is properly remediated, not just cleaned.
