We've lived here for 2 years and just noticed a bunch of black spots appearing along the corner where the bedroom wall meets the ceiling in our Marina apartment. It’s directly under the AC vent and the room has started to feel damp. What’s the best way to get a proper mold inspection done to see if this is a leak or just a condensation issue?

The location and pattern you describe strongly suggest a condensation issue, which is extremely common in Dubai's climate.
