Mold inspection in Dubai: landlord first or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe in Jumeirah. It's been really humid lately and I'm worried it's mold, especially since my husband has been waking up with a stuffy nose. What's the best way to get a reliable mold inspection done in Dubai, and should we tell our landlord first?

Tell your landlord first. Dubai Law No. 26 of 2007 (as amended) places the responsibility for maintaining the property's structure, including fixing leaks that cause mold, squarely on the landlord. They are legally obligated to address the underlying moisture issue.

Given the black spots are spreading and there are health symptoms, this is a case for professional inspection. The high humidity combined with year-round AC use creates perfect conditions for mold behind furniture where air doesn't circulate. A proper inspection involves more than a visual check; it identifies the species and moisture source.

A reliable inspector will use a moisture meter to find the water intrusion and may recommend air or surface sampling to be analyzed by an accredited microbiology lab. This data is crucial—it proves the severity to your landlord and dictates the correct remediation method, not just painting over it.

Provide your landlord with a written notice and request a professional assessment. If they are unresponsive, you can escalate to the Rental Dispute Center (RDC), and having a professional report will be your strongest evidence. For your health, consider moving the wardrobe away from the wall to improve airflow until it is resolved.
