Is urgent mold removal my landlord's legal responsibility?« Back to Previous Page

My kids have been coughing and I suspect it might be mold. I just pulled back the wardrobe in our master bedroom and found a huge patch of black and green mold on the wall behind it, probably from the AC unit on the other side. We’ve lived here for 2 years and just noticed this now after the recent humidity.
How urgently do I need to get this professionally treated, and is this something my landlord in Dubai is legally required to fix immediately?

Yes, urgent action is required, and in most cases, your landlord is legally responsible for the remediation under Dubai rental law.
The black and green mold growth behind the wardrobe is a significant health and property issue, especially with your children showing symptoms. This is a common problem here, caused by the wall cooling from the AC unit on the other side meeting Dubai's humid air, creating constant condensation inside the wall cavity. You've likely had this growing unseen for some time. Legally, Dubai Law No. 26 of 2007 (as amended) and the standard tenancy contract place the responsibility for structural maintenance and repairs on the landlord. Since this is caused by a condensation issue related to the building's structure and AC system, not by your actions (like spilling water), they are obligated to fix it. You must notify them in writing immediately, with photos, and request urgent remediation to prevent further damage to the property and your family's health. Do not attempt to clean this yourself. Disturbing a patch this size will aerosolize the spores throughout your home. A professional inspection is critical to identify the moisture source—often a missing or faulty insulation barrier on the AC chilled water pipes inside the wall—and to safely contain and remove the contaminated materials. The remediation must address the root cause, not just the visible mold, or it will return. While you wait for the landlord's response, improve cross-ventilation in the room and keep the children away from the area. |
