The AC in my apartment seems to be constantly damp, and now we’ve found patches of black fuzzy mold spreading on the wall behind our bedroom wardrobe in Jumeirah Village Circle. It’s been getting worse since the weather got more humid a couple of months ago. Who is responsible for dealing with this and the cost – me as the tenant or my landlord?

Under Dubai's rental law (Law No. 26 of 2007), the landlord is responsible for maintaining the property's structure and essential systems, including the central air conditioning. Since the mold is spreading from a damp AC unit onto the wall, this is a maintenance issue for the property owner.
Notify your landlord in writing immediately, detailing the issue and including clear photos. They are obligated to address the source of the moisture—likely a clogged condensate drain or an AC unit malfunction—and remediate the resulting mold. The cost for these repairs should not fall to you as the tenant. Given the visible spread in JVC's high humidity, a professional inspection is critical. The black mold needs proper identification, as many types appear black. The remediation must address the wall cavity behind the wardrobe, not just surface cleaning, to prevent recurrence. Ensure any company hired provides documented before-and-after testing to verify the environment is measurably improved. |
