AC mold behind leaking AC: DIY or professional help?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m seeing a small but scary-looking black patch of mold spreading out from the wall behind the unit. I’ve tried wiping it with bleach, but it just comes back darker. Is this something I can handle myself with a special cleaner from ACE, or do I absolutely need to call a professional company for this, and roughly how much would that cost for a small area?

The leak is the primary issue, and Dubai's high humidity ensures it will keep feeding the mold. Bleach only bleaches the surface and does not kill the root structure penetrating porous materials like drywall or carpet backing, which is why it returns stronger.
For a small, contained patch, a professional-grade biocide from a hardware store can be a temporary measure, but only after fixing the AC leak and ensuring the area is completely dry. However, given the location behind the unit, the mold is likely more extensive inside the wall cavity. Disturbing it improperly can aerosolize spores and spread the problem throughout your apartment. Professional remediation is strongly advised here. They will isolate the area, remove contaminated porous materials like the affected drywall and carpet section, HEPA-vacuum the space, and treat it with EPA-approved antimicrobials. Crucially, they will identify and correct the AC condensate drain line or installation issue causing the leak. The cost is not for the size of the visible stain but for the containment, demolition, and repair work required. You should request an onsite assessment for an accurate scope and quotation. |
