How to fix and prevent closet mold on outside wall?« Back to Previous Page

Our master bedroom closet on the outside wall has started getting these black speckles in the corners, and it’s been getting worse since the weather got more humid last month. We keep finding our clothes and shoes in there feeling slightly damp. What’s the most effective way to treat this ourselves and what can we do to the room to stop it from coming back for good?

That black speckling and damp feeling are classic signs of condensation-related mold growth, very common in Dubai's climate, especially on exterior walls during humid months. The wall is likely cooler than the room's air, causing moisture to condense and create the perfect environment for mold.

For treatment, first move all items out of the closet. Wear an N95 mask and gloves. Wipe the affected surfaces with a microfiber cloth and a solution of white vinegar or a dedicated mold remover. Avoid bleach, as it only removes the colour and can worsen the problem by adding moisture. Discard any porous items like cardboard boxes that show mold growth. Allow the closet to dry completely with the doors open, using a fan to increase airflow.

To prevent recurrence, you must address the humidity and temperature differential. Keep the closet doors slightly ajar to allow conditioned air to circulate. Ensure your AC is running consistently to control indoor humidity; the Dubai Municipality recommends maintaining indoor relative humidity below 60%. A small desiccant dehumidifier inside the closet can be very effective. Check for any cracks or failed seals around windows or the wall itself that may be allowing humid air to infiltrate. Improving the room's general ventilation is also key.

If the mold covers an area larger than one square meter, returns quickly after cleaning, or you detect a persistent musty odor, a professional inspection is advised. They can use moisture meters to identify the exact condensation points and may recommend adding insulation to the exterior wall or other structural solutions to break the thermal bridge.
