AC leak causing mold in JVC: DIY fix or call pro?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below, and now I’m seeing a few small black patches of mold spreading from the corner of the wall. I tried wiping it with vinegar but it came back after a couple of days. Is this something I can handle myself with products from ACE, or should I just call a professional company for mold remediation and what would that typically cost here?

Call a professional. The recurring mold after a vinegar wipe indicates the moisture source is active and the fungal growth is likely more extensive inside the wall or under the carpet.

In Dubai's climate, AC condensation leaks are a primary cause of indoor mold. The high humidity means any persistent damp spot will lead to rapid regrowth. A professional inspection is crucial to identify the full extent, as the visible patches are often just the surface of the problem. They will use moisture meters and borescopes to check inside the cavity.

For a proper remediation, the process involves containing the area to prevent spore spread, removing and disposing of contaminated porous materials like the affected carpet and drywall, HEPA vacuuming, and antimicrobial treatment. Crucially, the AC leak must be repaired by an HVAC technician first; otherwise, the mold will simply return.

While ACE sells anti-mold sprays, these are only suitable for surface-level contamination on non-porous tiles, not for water-damaged building materials. The cost for professional remediation is variable and depends entirely on the square footage affected and the depth of the infestation. You should request an on-site assessment from a company that can provide a detailed scope of work and testing to verify the environment is returned to a healthy state.
