Black mold behind bed: remove myself or call landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner of our master bedroom wall, right behind the headboard. It’s gotten a lot worse since last month's humidity. What’s the most effective way to get rid of this for good, and should I be calling my landlord about this or handling it myself first?

That black spot pattern spreading on your wall is a classic sign of a moisture issue, and Dubai's high humidity absolutely accelerates its growth. The most effective way to handle this depends entirely on the source of the moisture.

Your first step is to move the headboard and any other furniture away from the wall to allow air circulation. Wipe the visible mould with a diluted vinegar or soap solution, but understand this only removes the surface stain, not the root cause. The mould will return unless you fix the moisture source.

In Dubai rentals, the responsibility typically falls on the landlord to fix structural issues causing the dampness. Common causes here are condensation from an improperly insulated exterior wall (common in many buildings) or a hidden plumbing leak. Since the problem is worsening and is structural, you should document it with clear photos and notify your landlord in writing immediately. The Dubai Rental Law (Law No. 26 of 2007) generally holds the landlord responsible for maintenance of the property's structure.

For a proper fix, a professional inspection is needed to diagnose the exact moisture source—whether it's condensation, a leak, or rising damp. They can use moisture meters and thermal imaging to find the origin. Simply cleaning it yourself often leads to recurrence. Once the leak or insulation issue is repaired by the landlord, a remediation company can properly remove the contaminated materials and treat the area to prevent regrowth. In many cases, simply repainting over it without addressing the moisture and removing the mould will fail.
