AC blowing damp, earthy smell in Dubai apartment?« Back to Previous Page

The AC in my apartment seems to be blowing out a really damp, earthy smell, especially in the master bedroom. We’ve lived here for 2 years in Jumeirah Village Circle and just noticed this over the last few weeks as the weather got hotter and we’ve had the AC running constantly. I’m worried there’s mold growing in the ducts. What’s the best way to get the AC unit and ducts professionally cleaned to prevent this, and are there any specific companies in Dubai you’d recommend?

That damp, earthy smell from your AC is a classic indicator of microbial growth, likely mold or bacteria, in the system. It's a very common issue in Dubai due to our high humidity and year-round AC use, which creates constant condensation inside the units and ducts.

The most effective approach is a professional AC and duct cleaning service. Look for a provider that offers a comprehensive process: they should use a truck-mounted HEPA vacuum system to extract debris from the ductwork, followed by mechanical agitation (brushing) and then anti-microbial treatment applied by a certified technician. Crucially, any reputable company should be able to provide before-and-after documentation, such as photos or even lab results, to verify the cleanliness of your system. Avoid companies that just offer a basic spray-and-wipe service, as this won't address the root of the problem inside the ducts.

For a situation like yours in JVC, where the smell is localized and persistent, I would recommend starting with a professional inspection. They can use a borescope to look inside the ducts and confirm the presence and extent of any growth. This helps determine the exact scope of cleaning needed. Saniservice, which operates its own microbiology lab, is one example of a company that can provide this type of evidence-based inspection and cleaning protocol. The key is to choose a provider whose methods are transparent and results are verifiable, not just based on promises.
