The AC in our apartment in Jumeirah seems to be blowing a faint, damp smell into the master bedroom, and it's gotten a lot worse since the humidity spiked last week. I just pulled back the corner of the carpet near the vent and the concrete floor feels slightly damp and looks a little dark. What’s the most likely cause for this and who should I call first to get it fixed, the building management or an AC specialist?

The damp smell from the AC and the visible dampness on the concrete floor near the vent strongly indicate a condensate drain line blockage or a cracked drain pan within your AC unit (AHU). When the drain line clogs, the condensate water—which is supposed to drain away—overflows. This excess water then saturates the insulation around the ductwork and can leak onto the subfloor, wetting the concrete slab and even the carpet backing. This stagnant water is the source of the musty odor, which is then blown throughout the room by the AC fan.

Given the visible moisture on the structural slab, this is beyond a simple AC service. You must call your building management first. Per Dubai Municipality regulations, the building owner is responsible for the maintenance of the central AC system and the building envelope. They need to dispatch their HVAC maintenance contractor to address the root cause: clearing the drain line, inspecting and replacing the drain pan if cracked, and checking the duct insulation.
