AC drip caused mold; call landlord or mold company?« Back to Previous Page

The AC in our master bedroom has been dripping a little for a couple of weeks, and now I’ve just spotted a patch of black mold on the wall behind the headboard. We’ve lived in this Jumeirah villa for 2 years and never had an issue before. What’s the best way to handle this – should I call the landlord first, or get a professional mold cleaning company in Dubai to assess it?

Notify your landlord immediately and send clear photos of the damage. Under Dubai rental law, structural issues and essential utility repairs like AC systems are typically the landlord's responsibility. They should arrange for an AC technician to fix the leak at the source, as this is the primary cause.
For the mold itself, a professional assessment is strongly recommended. The black patch behind the headboard is a visible sign; there is likely more hidden mold growth inside the AC unit and possibly the ductwork that you cannot see. In Dubai's climate, continuous AC operation creates constant condensation, and a small drip can quickly lead to widespread microbial growth. A proper inspection involves more than wiping the wall. It should include using a moisture meter to check the wall's drying progress and potentially an air or swab sample sent to a microbiology lab to identify the mold species. This determines the appropriate remediation protocol and ensures it is handled safely to prevent spores from spreading to other parts of the room during cleaning. Your landlord might have a company they use, but you can also request an independent assessment to verify the scope of work needed. |
