AC duct has black spots and damp smell. Mold? Who to call?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp smell, especially in the master bedroom. We've lived here for 2 years and just noticed this over the last few weeks as the weather got more humid. I pulled the vent cover off and the inside of the duct looks like it has black dusty spots all over it. Is this definitely mold, and who should I call to get it properly cleaned—the building management or a specialized company?

Based on your description, that is highly likely to be microbial growth, which includes mold. The combination of black, soot-like spots inside the ductwork and a persistent damp, musty odor emanating from the AC vents are classic indicators. The recent increase in humidity here in the UAE is a major contributing factor, as mold thrives in moist environments, and AC systems are prime locations for condensation buildup.

Who to call is a critical decision. While building management is responsible for the central chiller system, the internal ductwork running through your apartment is typically the responsibility of the tenant or unit owner. If the contamination is visible and causing odors, you need a specialized mold inspection and remediation company.

We strongly recommend against attempting to clean this yourself, as disturbing the mold can release a high concentration of spores into your living space, potentially causing health issues. A professional company will conduct a thorough inspection, often using borescopes to see deep into the ducts, and provide a precise remediation plan. They follow strict protocols for containment and air filtration to prevent cross-contamination during the cleaning process.

For a proper assessment and to get this resolved safely, you should contact a certified professional. You can reach our team for an inspection at 800-MOLDS (800-66537) or via email at hello@saniservice.com.
