AC leak and black mold: DIY or call a pro in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I’m seeing black spots around the vent in my bedroom. My allergies have been awful for the last couple of weeks and I’m starting to worry. I’ve tried wiping it with bleach, but it just comes back. Is this something I can handle myself with a good cleaner, or should I just call a professional company for a proper assessment, and what would that likely cost in Dubai?

Based on your description of an AC leak and recurring black spots in Jumeirah Village Circle, this is a classic case of mold growth exacerbated by Dubai's high humidity and constant AC operation. The black spots are likely Stachybotrys chartarum or Aspergillus niger, both of which are common here and known to cause significant allergic reactions and respiratory issues. Wiping with bleach is a common mistake; it only removes surface discoloration but does not address the root cause or the hyphae (root system) growing within the building materials.

The AC leak provides the perfect moisture source, and the condensation from the unit's operation, combined with our climate, creates a persistent damp environment where mold thrives. This is not a DIY issue. Improper handling can aerosolize spores, spreading the contamination to other areas of your apartment and significantly worsening your allergy symptoms.

A professional assessment is absolutely necessary. We follow UAE civil defense and Dubai municipality guidelines for environmental health and safety. A certified inspector will conduct a visual assessment and most likely perform air and surface sampling to identify the species and concentration of mold spores, which is critical for determining the correct remediation protocol. The cost for a comprehensive inspection and testing in Dubai typically ranges from AED 1,000 to AED 2,500, depending on the size of the property and scope of testing.
