Our AC unit in the bedroom has been leaking a little for the past couple of weeks, and now I’ve just found a patch of black, fuzzy mold spreading on the wall behind the curtain. It’s been so humid lately that the room never feels completely dry. What’s the fastest way to handle this safely myself, or do I need to call my building management first?

That leak and humidity have created a classic mold-growing environment here in Dubai. Your first step is to call building management immediately. In most UAE buildings, the maintenance of the AC unit and its condensate drain line is the responsibility of the property owner or management company. Reporting it creates a formal record and gets the source of the moisture fixed, which is the only way to stop the mold from returning.

For the existing mold, you can handle a small patch (under one square meter) yourself if you are healthy and not sensitive. Wear an N95 mask, gloves, and safety glasses. Mix a solution of one part white vinegar to four parts water, lightly mist the area, and gently scrub it off the wall. Do not use bleach, as it doesn't kill the roots on porous surfaces and can worsen airborne spores. Open a window for ventilation during and after.

However, the visible patch on the wall is often just the surface manifestation. Mold can grow inside the wall cavity behind where the leak has been soaking. If the drywall feels soft, the stain is large, or the musty odor persists after surface cleaning, a professional inspection is needed to assess the hidden damage. Given the persistent humidity and the AC involvement, a proper assessment can determine the full extent. Companies with their own microbiology labs can provide concrete identification and remediation protocols, which is particularly valuable for documenting the issue with your building management.
