AC leak caused black mold; DIY or call maintenance?« Back to Previous Page

The AC in my bedroom has been leaking a little for the past couple of weeks and now I’ve found a patch of black mold about the size of a dinner plate on the wall behind the headboard. It’s in our villa in Al Barsha. What’s the best way to handle this myself, or should I just call the building maintenance immediately?

Call building maintenance immediately for the AC leak. For the mold, do not attempt DIY removal on a patch that size. In Dubai's climate, with constant high humidity and AC use, this indicates a persistent moisture issue that will recur if not fixed at the source.

The leak must be repaired first to stop the water intrusion. For the mold remediation, the wall cavity likely has more growth you cannot see. Disturbing it by cleaning incorrectly can release a large number of spores into your bedroom air. Professional assessment is advised for any visible mold over a few square feet to determine the extent and proper containment method.

Maintenance will handle the leak, but for the mold, you may need a separate specialist. They will use containment barriers, HEPA filtration, and antimicrobial treatments to address the issue safely. Once the area is dry and remediated, a post-clearance test can verify the space is safe.
