AC leak caused black mold in closet: DIY or professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking water onto the carpet in the bedroom closet. We just pulled everything out and found a huge patch of black mold on the wall and floor behind the clothes. It’s been extra humid lately and I think that’s made it worse. What’s the best way to handle this myself, or should I immediately call a professional mold removal service in Dubai?

A persistent AC leak causing visible black mold growth, especially on porous surfaces like drywall and carpet, requires professional remediation in Dubai's climate. The high humidity acts as a constant fuel source, and improper handling can aerosolize spores, spreading the contamination throughout your apartment.

For a situation this advanced, a DIY approach is not advisable. The first step is to stop the source—have an HVAC technician repair the AC condensate drain line leak immediately. Simply cleaning the visible mold without addressing the moisture will result in rapid regrowth.

Professional remediation is recommended because the mold is likely growing within the wall cavity behind the visible patch. The process involves containment of the area with physical barriers and negative air pressure to prevent cross-contamination, followed by the safe removal and disposal of unsalvageable porous materials (the affected carpet and drywall). Remaining surfaces are then professionally cleaned with antimicrobial solutions. A post-remediation verification test, ideally from an independent lab, is the only way to confirm the spore count has returned to acceptable levels.

If you choose to manage a very small surface area (under one square foot) yourself, strict safety precautions are essential. Wear an N95 mask, goggles, and gloves. Scrub non-porous surfaces with a detergent solution. However, porous materials like that carpet and drywall cannot be effectively cleaned and must be removed and bagged for disposal. Be aware that this does not address any hidden growth within the wall. For health safety and to ensure the problem is fully resolved, a professional assessment is the most reliable path.
