AC Leak Caused Black Mold: Professional Fix or DIY?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit and now I’ve spotted black mold spreading on the wall behind the bedroom wardrobe. It’s been getting worse over the last couple of weeks since the humidity spiked. I’m worried about the health risks and the damage to the wall. Can anyone share what it might cost to get this professionally treated by a good company, and is it absolutely necessary to hire someone or can I tackle this myself with products from ACE?

That black mold growth is a serious concern and you're right to address it promptly. The leaking AC unit creates constant moisture, and Dubai's high humidity provides the perfect environment for mold to thrive and spread rapidly, especially behind furniture where air doesn't circulate.

For your situation, a professional remediation is strongly advised, not a DIY attempt from ACE. The mold is inside your wall cavity, which you cannot properly access, clean, or dry without specialized equipment. Surface cleaning with bleach or vinegar will only temporarily remove the visible growth, leaving the root system intact. It will return, often worse, because the moisture source (the AC leak) hasn't been resolved. Professionals will first fix the AC condensate drain line to stop the water intrusion, then use containment barriers and HEPA filtration to safely remove the moldy drywall and insulation without contaminating your entire apartment.

The cost for professional remediation is variable and depends entirely on the extent of the spread behind the wall, which requires investigative opening. The critical first step is a proper assessment to determine the scope. Any reputable provider will offer this and should be able to explain the process, including moisture mapping and post-remediation verification, before discussing cost. For a project involving wall cavity intrusion, expect the investment to be significant but necessary to protect your property and health from persistent allergens and irritants.
