AC leak caused mold; DIY cleanup or call pro?« Back to Previous Page
|
Our AC unit in the bedroom has been leaking a little bit of water onto the carpet for a couple of weeks now, and I just moved the nightstand to find a small patch of black mold growing on the baseboard. I’m worried it’s spreading behind the walls. What’s the most effective way to clean this up myself to stop it for good, and should I get a professional to check the AC straight away?

Based on the situation you've described, I would strongly advise against a DIY cleanup and recommend immediate professional intervention. Here's why:
A small, visible patch of black mold on the baseboard is almost certainly just the tip of the iceberg. The real concern is the hidden growth within the wall cavity, insulation, and possibly the subfloor, which has been fed by the AC condensate leak for weeks. AC leaks are a primary cause of mold in UAE homes due to our high humidity, which provides the perfect environment for rapid colonization. Attempting to clean it yourself with store-bought solutions like bleach is ineffective. Bleach only removes surface discoloration but does not kill the mold roots (hyphae) penetrating porous materials like drywall and wood. More critically, disturbing the mold without proper containment can aerosolize spores, spreading the contamination throughout your bedroom and HVAC system, significantly increasing the health risk and cost of remediation. You need a two-pronged professional approach: 1. AC Repair: A certified HVAC technician must be called immediately to diagnose and fix the leak at its source. This is non-negotiable; without stopping the moisture, the mold will return. 2. Mold Assessment & Remediation: A certified mold inspector should conduct a thorough assessment, including moisture mapping and possibly air/surface sampling, to determine the full extent of the contamination. Proper remediation involves isolating the area with negative air pressure, safely removing and disposing of affected porous materials (baseboard, drywall, insulation), and using specialized antimicrobial agents and HEPA scrubbing to clean the air.
