AC leak caused mold in Dubai villa: DIY or professional?« Back to Previous Page

The AC unit in our bedroom in our Jumeirah villa seems to be leaking into the wall, and we’ve just discovered a large patch of black mold behind the wardrobe. We’ve been ignoring a weird damp smell for a couple of months, but now it's clearly a problem. Is this something I can handle with bleach from the supermarket, or do I absolutely need to call a professional mold removal company in Dubai, and what kind of cost am I looking at for a job like this?

With a leak into the wall and a large patch of black mold, this is a professional remediation case, not a DIY project. The leak has likely saturated the wall cavity, creating an extensive mold colony you cannot see. Bleach is ineffective on porous materials like drywall and plaster; it only bleaches the surface while leaving the root structure intact, and the mold will return quickly.

In Dubai’s climate, the constant high humidity and year-round AC use mean any residual moisture will cause rapid regrowth. A proper fix requires three steps: first, stopping the AC leak at its source. Second, the affected wall section must be opened, all contaminated materials removed under containment to prevent spore spread throughout your home, and the area thoroughly dried using industrial dehumidifiers. Finally, the area is treated with EPA-approved antimicrobials and rebuilt.

For a job of this scale behind a wardrobe, expect the scope to include leak repair, controlled demolition, mold removal, and reconstruction. The cost is not trivial, as it involves multiple skilled trades. Always request a detailed assessment and a scope of work from a certified mold remediation provider. They should be able to explain their containment procedures and post-remediation verification process, which often includes air quality testing to confirm the space is safe.
