AC leak causing black mold and illness; urgent inspector needed?« Back to Previous Page

The AC in our villa in Mirdif has been leaking a bit into the wall for a couple of weeks, and now we're seeing these black speckles spreading near the ceiling in the bedroom. We’ve both been waking up with stuffy noses and I’m worried it’s making us sick. Is this something I need to get an inspector for immediately, or can it wait until the weekend?

Based on the symptoms and the description of the black speckles near the ceiling, this is a situation that requires immediate professional attention and should not be delayed until the weekend.

The black speckles are a strong visual indicator of active mold growth, likely Stachybotrys chartarum (black mold) or Aspergillus, both of which are common in Dubai due to our high humidity levels and constant AC operation. The persistent AC leak has created a perfect microenvironment of moisture and cellulose (from the drywall) for toxic mold to proliferate. Your symptoms—waking up with stuffy noses—are classic signs of mold exposure and will likely worsen the longer the issue persists, potentially leading to more severe respiratory problems and allergic reactions.

In the UAE, the combination of extreme heat and air conditioning leads to significant condensation issues. A leaking AC unit is a critical failure point that must be addressed by an AC technician immediately to stop the moisture source. However, the resulting mold contamination is a separate environmental hazard that requires specialized remediation.

A certified mold inspector will conduct a comprehensive assessment, including moisture mapping with thermal imaging cameras to determine the full extent of water intrusion within the wall cavity, and air quality testing to identify the spore types and concentration levels. This data is crucial for developing an effective remediation protocol as mandated by Dubai Municipality guidelines.

Do not attempt to clean this yourself. Disturbing the mold without proper containment can aerosolize the spores, spreading the contamination throughout your villa and exacerbating your health issues.

For your health and the integrity of your property, I strongly recommend you contact a professional service immediately. You can reach Saniservice, a certified provider in Dubai, at 800-MOLDS (800-66537) or via email at hello@saniservice.com for an urgent inspection and remediation plan.
