AC leak causing black mold: DIY fix or call pro?« Back to Previous Page

Our master bedroom AC unit in our Jumeirah villa has been leaking a bit of dark, smelly water onto the floor for the last two weeks, and now there's a small patch of black mold on the wall behind it. I'm really worried about my family breathing this in. Is this something I can fix myself with cleaning products from Ace Hardware, or do I absolutely need to call a professional mold remediation company, and roughly how much would that cost for a small area like this?

Based on your description, this is a serious issue that requires immediate professional attention. The dark, smelly water is a classic sign of microbial growth, likely a contaminated condensate pan or drain line within the AC unit itself. The black patch on the wall is a visible confirmation that the problem has spread.

In the UAE's humid climate, this situation escalates rapidly. DIY cleaning with store-bought products is strongly discouraged. Bleach or other surface cleaners cannot address the root cause—the contaminated internal AC system—and will only temporarily mask the visible mold, which will return. More critically, improper cleaning can aerosolize the spores, spreading them throughout your bedroom and HVAC system, significantly increasing the inhalation risk for your family.

Per Dubai Municipality regulations, handling and disposal of mold-contaminated materials must be done to specific standards to prevent cross-contamination, which a professional company is certified to do.

For a situation like this in a villa, a professional inspection and remediation for a localized area typically starts from AED 1,500 to AED 3,500. This includes identifying the source within the AC, containing the area, safe removal of contaminated materials, hygienization using EPA-approved fungicides, and verification that the space is safe.
