AC leak causing black mold: DIY or call a pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit for the last few weeks and now I’m seeing these black spots along the corner of the wall near the vent. I tried wiping it with bleach spray but it came back after a couple of days. Is this something I can fix myself, or is it time to call in a professional cleaning company?

Based on your description, this is a classic case of AC condensate leak-induced mold growth, a very common issue in Dubai due to our high humidity levels and year-round reliance on air conditioning. The black spots are likely Stachybotrys chartarum or Aspergillus niger, both of which thrive in the constant moisture from a leaking unit.

Attempting to clean it with a bleach spray is a common but ineffective DIY approach. Bleach only removes surface discoloration on non-porous materials; it does not kill the mold roots (hyphae) penetrating the drywall or plaster. Furthermore, the moisture source—the AC leak—has not been addressed. This is why the growth returned so quickly.

For a persistent issue like this, a professional inspection is strongly recommended. UAE regulations, particularly from Dubai Municipality, emphasize the health risks of indoor mold and the importance of proper remediation to prevent spore dissemination. Our certified inspectors use moisture meters, thermal imaging cameras, and air/o-tape samples to determine the full extent of the contamination hidden within the wall cavity and HVAC system.

The remediation process is technical: it involves isolating the area, using HEPA filtration devices, safely removing affected porous materials, and applying EPA-approved antimicrobial agents. Crucially, an AC technician must simultaneously repair the leak to prevent immediate recurrence.

For a definitive assessment and permanent solution, I advise calling our specialists. We can diagnose the root cause, provide a compliant remediation plan, and ensure your indoor air quality is restored.
