AC leak causing black mold: DIY or call a pro?« Back to Previous Page

The AC in my apartment seems to be leaking a little bit of water onto the carpet in the bedroom, and now I’m seeing a few small black spots in the corner that smell really damp. It’s been like this for about two weeks since the humidity really kicked in. Is this something I can tackle myself with bleach spray from the supermarket, or do I need to call one of those mold remediation companies here in Dubai?

Based on the symptoms you've described—an AC leak, damp carpet, visible black spots, and a musty odor—this is a classic case of mold growth accelerated by Dubai's high humidity. The condensation from your AC unit has created a persistent moisture source, which is the primary catalyst for mold.

Attempting a DIY remedy with a bleach-based spray is strongly discouraged. Bleach is ineffective on porous materials like carpet; it only bleaches the surface mold while leaving the root structure intact. Furthermore, it introduces excessive moisture and harsh chemicals into your indoor environment, which can aggravate respiratory issues. Crucially, improper handling can aerosolize mold spores, spreading the contamination to other areas of your apartment.

Under Dubai Municipality regulations, addressing the root cause is mandatory. A simple surface clean does not comply, as the hidden moisture within the carpet underlay and potentially the subfloor must be resolved to prevent regrowth and structural damage.

For a situation persisting for two weeks, a professional inspection is absolutely recommended. Our certified technicians use moisture meters, thermal imaging cameras, and air/surface sampling to assess the full extent of the contamination, including the often-unseen damage behind baseboards and under flooring.

The remediation process we employ at Saniservice is comprehensive: containing the area with negative air pressure, safely removing contaminated materials, applying EPA-approved antimicrobials, and using industrial-grade dehumidifiers to ensure complete drying. This is the only way to guarantee the problem is solved for good, protecting both your property and your health.
