AC leak causing black mold: DIY or call building management?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be leaking a bit of water onto the wall behind the sofa, and now I've spotted a patch of black mold growing there. It's been extra humid for the past month and I think that's made it worse. What's the best way to handle this myself, or should I call the building management first to fix the leak?

Stop using the AC unit immediately to prevent further water leakage and mold spread. The priority is fixing the source of the moisture.

For a rental apartment, your first call should be to building management. By Dubai Municipality regulations, they are typically responsible for maintaining the central AC system and fixing leaks originating from it. Document the leak and mold with photos before you call. They should send a technician to repair the condensate drain line or other fault causing the overflow.

For the existing mold, a small patch (less than one square foot) on a hard surface can sometimes be addressed by carefully wiping with a diluted detergent solution. However, black discoloration often indicates Stachybotrys or other species that can release irritants when disturbed. DIY cleaning on porous materials like drywall is ineffective, as the mold roots deeply into the material.

Given Dubai's high humidity, which allows mold to regrow quickly if not completely eradicated, a professional assessment is frequently the most reliable path. They can verify the leak is resolved, assess the full extent of growth behind the wall, and safely perform the remediation to prevent it from affecting your indoor air quality.
