AC leak causing black mold: DIY or professional in Dubai?« Back to Previous Page

The AC in our villa in Jumeirah seems to be leaking a bit of water onto the carpet in the living room, and now I’m seeing a few small black patches in the corner behind the sofa. It’s been getting worse over the last couple of weeks since the humidity really kicked in. Is this something I can tackle myself with vinegar and elbow grease, or do I need to call in a professional cleaning service here in Dubai?

Based on the symptoms you've described—a persistent AC leak leading to visible black patches on the carpet—this is a clear case of active mold growth fueled by the high humidity we are currently experiencing in Dubai. This is not a simple surface issue you can eradicate with vinegar.

The leak has saturated the carpet and, critically, the underlying padding, which acts like a sponge. Mold roots (hyphae) penetrate deep into these porous materials. Surface cleaning, even with antimicrobial agents, will only address the visible spores on the surface, leaving the root structure intact to regrow rapidly. The Dubai climate, with its relentless humidity and constant AC use creating condensation, provides the perfect environment for this recurrence.

Furthermore, the type of mold is a concern. While not all black-colored mold is the infamous Stachybotrys chartarum, its presence cannot be ruled out without professional testing. Certain species can produce mycotoxins and allergens that pose health risks, especially in a living area.

From a regulatory and best practices standpoint, proper remediation in the UAE involves more than cleaning. It requires containing the affected area to prevent cross-contamination, using industrial-grade HEPA filtration devices to capture airborne spores, and the safe disposal of irreparably damaged porous materials like carpet padding.

For a situation involving an AC leak and carpet penetration, I strongly recommend a professional inspection and remediation. Our certified team at Saniservice uses moisture meters and thermal imaging cameras to pinpoint the exact extent of the water damage and moisture behind walls. We then execute a controlled remediation process following IICRC standards.

To prevent further damage and potential health effects, please call us for an assessment at 800-MOLDS (800-66537) or email hello@saniservice.com. In the interim, I advise minimizing time spent in that area and ensuring it is well-ventilated.
