The AC in our master bedroom seems to be constantly leaking water into the drain pan, and now I’m seeing black spots around the vent and on the ceiling. We’re in a villa in Jumeirah and even with the AC running, the room feels damp. I’m worried it’s spreading inside the ductwork. What’s the best way to get this professionally cleaned and what can we do to stop the condensation problem for good?

The black spots are likely Cladosporium or sooty mould, common here from AC condensation. The leak is your primary issue—a blocked drain line or improper condensate pan slope is often the culprit in Dubai villas.

First, a licensed HVAC technician must fix the leak and drain line to stop the moisture source. This is a mechanical fix. For the mould, surface cleaning the vent and ceiling with a hydrogen peroxide-based solution can address visible growth, but spores are likely inside the ductwork.

Given the damp feel and visible spread, a professional indoor health assessment is recommended. They use borescopes to inspect inside ducts and air testing to determine if cross-contamination has occurred. Remediation involves sealing the room, using HEPA vacuums on the ducts, and applying antimicrobial coatings. In many Dubai homes, simply cleaning the evaporator coil during annual AC servicing isn't enough if mould has established itself deep in the system.

To prevent recurrence, ensure your AC unit is correctly sized for the room and set to a temperature that reduces excessive condensation; around 22-24°C is often ideal in our high humidity. Improving room insulation can also help minimize the temperature differential that causes condensation.
