AC leak causing black mold in Dubai villa - urgent fix?« Back to Previous Page

The AC unit in my bedroom in my Jumeirah villa has been leaking a bit of water onto the carpet below. I noticed a few small black spots forming on the skirting board near the damp area last week and I'm really worried it's the start of black mold, especially with the humidity rising again. What's the absolute best way to treat this small area now and who should I call to fix the AC leak to make sure it never comes back?

Address the AC leak first—this is the source of your moisture. Turn off the unit to prevent further water damage and call a licensed HVAC technician to fix the condensate drain line or pan, which is the most common cause. In Dubai's climate, AC units run year-round, making blocked drains a frequent issue.

For the small black spots, carefully clean the area with a solution of detergent and water while wearing a mask and gloves. Do not use bleach, as it doesn't prevent regrowth. Dry the area thoroughly with a fan.

If the spots reappear quickly, cover more than one square foot, or you notice a musty smell, a professional mold inspection is recommended. An inspector can take samples for lab analysis to confirm the species, as "black mold" is a broad term and not all types are high-risk. In villas, hidden mold behind skirting boards or under carpet padding is common after a leak.

For lasting prevention, ensure the HVAC technician's fix includes a full system check and that the room maintains good airflow. Consider a dehumidifier if indoor humidity consistently feels high.
