AC leak causing black mold on wall: how to fix?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little water, and now I'm seeing these black spots forming on the wall behind the unit. I wiped it off but it came back within a couple of days. What's the best way to clean this for good and who should I call to fix the root cause, the AC technician or a maintenance guy for the wall?

The black spots you're seeing are almost certainly mold growth, a common issue in Dubai's climate. The root cause is the AC condensate leak, which creates the constant moisture and high humidity mold needs to thrive. This is not just a cosmetic issue; it's an indoor air quality concern.

For the immediate cleaning, do not simply wipe it. This disturbs the spores, spreading them into the air. You must use a proper antimicrobial solution. A mixture of detergent and water can be used for a small area, but for a recurring problem, a dedicated mold-cleaning product is more effective. However, this is only a temporary fix.

You need to address two separate issues with two different professionals:

1. The Root Cause (AC Leak): This is a job for a certified HVAC technician. They will identify why the unit is leaking—likely a blocked condensate drain line, a damaged drain pan, or incorrect installation/leveling—and repair it. Without this fix, the mold will always return.

2. The Mold Remediation: Once the leak is fixed, the wall must be professionally assessed and treated. Given the mold has penetrated the porous surface (drywall/paint), surface cleaning is insufficient. The affected section may need to be cut out and replaced if the infiltration is severe, followed by professional antimicrobial treatment to ensure all spores are eradicated.

For a comprehensive solution, I strongly recommend a professional inspection. Companies like Saniservice specialize in this exact scenario. Our certified inspectors can identify the full extent of the contamination, provide a remediation protocol, and ensure the environment is returned to a safe, healthy standard according to UAE best practices.
