AC leak causing black mold: professional cost or DIY?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water into the wall behind it, and now I’m seeing these dark black spots spreading out from the unit. It’s been getting worse over the last few weeks since the weather got more humid. I’m worried it’s black mold and I’m trying to figure out if I need to call a professional company for remediation or if it’s something I can handle myself with cleaners from ACE. What’s a realistic cost range for a professional to assess and remove mold from an interior wall like this?

The black spots spreading from your AC unit are very likely mold, given the consistent moisture from the leak and Dubai's high humidity. While not all black-colored mold is the infamous "toxic black mold" (Stachybotrys), any mold growth from a water leak should be addressed seriously due to potential health risks and property damage.

DIY cleaning with a store-bought fungicide is only a temporary surface fix for a very small, isolated area. Your situation—an ongoing leak with water intrusion into the wall cavity—is a different matter. The visible spots are often just the tip of the iceberg; the main colony is likely growing inside the wall where bleach cannot reach. Simply wiping the surface will not solve the problem, and the mold will return quickly.

For a persistent leak and spreading growth, professional assessment is strongly recommended. Reputable companies use moisture meters and borescopes to inspect inside the wall, identify the full extent, and then develop a remediation plan. The cost for professional mold remediation is not fixed; it depends entirely on the square footage affected and how deeply the mold has penetrated the building materials. For a contained area around an AC unit, it is often a manageable project. You can expect a detailed assessment and quote only after an on-site inspection.

The first and most critical step is to stop the source of the moisture. Have an AC technician repair the leak immediately. Without this, any cleaning or remediation, DIY or professional, will be completely ineffective.
