AC leak causing black mold: urgent and who's responsible?« Back to Previous Page
|
The AC in my apartment in Jumeirah Lakes Towers seems to be leaking a bit of water into the closet where the unit is housed, and now I’m seeing small black spots spreading on the wall behind our winter clothes. With this humidity, I’m worried it’s getting worse by the day. How urgent is it to get this professionally cleaned, and is this something the building management should handle or am I responsible?

Based on your description, this is a situation that requires immediate professional attention. The black spots are highly indicative of active mold growth, specifically Stachybotrys chartarum (black mold) or Aspergillus niger, both common in Dubai due to our high humidity levels and constant AC operation. The water leak from the AC indoor unit provides the perfect moisture source for rapid colonization.
In terms of responsibility, the UAE Civil Code and Dubai's rental law (Law No. 26 of 2007) typically place the maintenance and repair of central air conditioning systems, including the main ducting and chiller lines, on the building owner or management. However, the internal unit (FCU) inside your apartment and the immediate drainage pan and condensate line are often the tenant's responsibility, unless otherwise stated in your tenancy contract. You must notify your building management in writing immediately. They are obligated to address the source of the leak from their side. Simultaneously, you are responsible for mitigating the damage inside your unit and addressing the resulting mold contamination. Do not attempt to clean this yourself with bleach. Improper remediation can aerosolize toxic spores, spreading the contamination throughout your apartment and posing significant health risks. The humid climate in JLT means this growth will accelerate daily. We strongly recommend a certified mold inspection to identify the exact species, assess the extent of the contamination behind the wall, and provide a protocol for safe remediation. Our team at Saniservice uses thermal imaging and borescopes to see inside cavities and air quality testing to ensure the problem is fully resolved. For immediate assistance, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. This is urgent for both your property and health. |
